Pinnacle Roof and Build were commissioned to complete a full re-roof on a character property along Bramhall Lane South – an area known for its distinctive architecture and strict conservation guidelines.
The project required a sensitive, highly skilled approach that balanced traditional aesthetics with modern building standards.
Working Within Conservation Requirements
Because the property sits within a protected conservation zone, all external roofing materials had to be replaced on a strict like-for-like basis.
The original roof featured classic Rosemary mixed brindle plain tiles, a staple of period homes throughout the region. These were carefully sourced and installed to ensure visual continuity with the original structure and the surrounding street scene.
Every decision taken on this project was shaped around preserving the building’s character.
Upgrading the Roof’s Structural Performance
Despite the heritage focus, the property still required important modern upgrades to improve longevity, energy efficiency and internal comfort.
Due to the age of the building, our team installed a vapour-permeable felt beneath the tiles. This specialist membrane plays a vital role in preventing condensation, a common issue in older loft spaces where airflow and ventilation systems are not always consistent with modern standards.
Standard re-roofing procedures were also carried out, including the installation of new treated battens and all necessary leadwork. These steps provide a structural reset for ageing roofs, ensuring the new system performs reliably for decades to come.
Bringing Insulation Up to Current Regulations
Another key component of the project involved upgrading all insulation to meet the latest building regulations.
We installed 300mm insulation in all loft areas, significantly improving the thermal efficiency of the home. In vaulted ceiling sections (where traditional loft insulation isn’t suitable), rigid foam board insulation was used. This approach ensures consistent energy performance throughout every part of the roof structure.
Tailoring the System to Suit a Challenging Roof Pitch
One of the project’s unique challenges was a low-level roof section to the side of the property. The existing concrete tiles were unsuitable for the shallow 15-degree pitch, which risked future water ingress.
To resolve this, the team specified Sandtoft 20/20 tiles – designed specifically for lower pitches – allowing the roof to perform correctly without compromising aesthetics. The tiles were chosen in a Flanders Red finish, providing the closest possible match to the main Rosemary tiles.
A Heritage Roof Restored and Future-Proofed
This Bramhall Lane South re-roof job demonstrates how thoughtful material selection, regulatory knowledge and technical skill can bring an older property up to modern standards while maintaining its historical charm.
Pinnacle Roof and Build delivered a seamless blend of conservation compliance and enhanced performance – leaving the client with a roof built to last.
