Re-Roofing a 100-Year-Old Property in Macclesfield

Pinnacle Roof and Build recently undertook a re-roofing project on a 100-year-old property in Macclesfield, demonstrating our expertise in balancing traditional materials with modern standards.

The Challenge

The property’s original roof consisted of random-width slates that had deteriorated significantly over a century of exposure. During the stripping process, approximately 70% of the slates were broken and deemed unusable. The client faced a choice between sourcing new random-width slates – a process that can be time-consuming and costly – or opting for a roof with uniform-sized slates.

The Solution

After discussing the options with the client, we recommended a new roof constructed from 24×12 reclaimed Welsh slate. This choice provided a uniform, durable finish while maintaining the character of the property.

To ensure longevity and protect both the client’s investment and neighbouring properties, we bonded the gutters over the party walls. This careful attention prevented water run-off from the neighbours’ degrading roofs from affecting the new installation, preserving the integrity of the client’s fresh roof.

Quality Craftsmanship

The project also included comprehensive leadwork around the chimney stack, executed to the highest standards. All roof battens were treated and graded to conform to BS5534, ensuring structural integrity and compliance with British safety standards.

A breathable felt membrane was installed beneath the slate covering to allow moisture to escape while protecting the roof from water ingress. All slates were fixed using aluminium clout nails, preventing rust and future corrosion that can compromise both appearance and performance.

Result

The completed roof not only restored the property’s aesthetic appeal but also provided a long-lasting, weatherproof solution. By combining traditional reclaimed Welsh slate with meticulous installation techniques and modern protective measures, Pinnacle Roof and Build delivered a roof that preserves the property’s character while offering exceptional durability.

The client was particularly pleased with the thoughtful planning and attention to detail that went into protecting both their property and neighbouring structures. This project highlights Pinnacle Roof and Build’s ability to manage complex roofing challenges with expertise, care, and craftsmanship.
