Preventing Damage Just in Time
In the heart of Didsbury, a charming property was facing significant roofing issues; broken tiles, perished lead flashings, and multiple leaks were all warning signs of potential structural damage.
Pinnacle Roof and Build stepped in just in time, undertaking a full re-roof to protect the property for years to come. The original clay rosemary tiles were removed alongside all felt and battens, allowing our team to inspect the roof’s joinery in full.
Once confirmed sound, we upgraded the loft with 300mm thick loft roll insulation, significantly improving the home’s energy efficiency.
From Guttering to Chimney Work — A Complete Overhaul
The job didn’t stop at the main roof. We stripped all existing gutters, prepared spar feet, and installed new fascias, soffits, and a complete guttering system. The roof itself was laid with a breathable felt membrane and treated timber laths at a carefully calculated gauge to ensure longevity.
Special attention was given to both chimneys: mortar joints were ground out, the old flaunching removed, and the stacks fully repointed and re-flaunched. Fresh leadwork was applied throughout, including hand-welded lead gutter backing by our in-house specialist – a detail that reflects our dedication to precision and traditional craft.
For the front bay, the old lead was stripped, the void insulated, and a new EPDM rubber single-ply roof system was installed for a modern, long-lasting finish.
New Look, Modern Efficiency
The new roof was finished with Olde English Red Marley Mendip concrete interlocking tiles, offering a modern alternative to the original clay, both visually and economically.
Many homeowners are making this switch for good reason: concrete interlocking tiles are cost-effective, easier to replace, and offer impressive durability, even if they don’t quite match the century-long lifespan of traditional clay. Once the main roof was complete, scaffolding was repositioned and our team re-roofed the two adjacent single-storey roofs in matching tiles, adding full visual cohesion to the property.
This entire project was completed in just 10 consecutive days by our expert team. On handover, the client received a Building Control Certificate and a 10-year insurance-backed guarantee, and full peace of mind that the work met BS-5534 standards and was delivered by skilled, competent tradespeople.
