Project Overview
Pinnacle Roof & Build was recently commissioned to carry out a full roof replacement in Bredbury. The existing roof was in a deteriorated condition, suffering from multiple leaks due to broken tiles and aged, perished lead flashings. Immediate attention was required to prevent structural damage.
Challenges
When we first assessed the property in Bredbury, it was clear that the roof needed urgent replacement. Many years of wear and tear had left it vulnerable, with multiple leaks already causing concern for potential interior and structural damage.
The existing clay tiles were broken in several areas, and the original lead flashings had perished, compromising the roof’s watertightness. In addition, the insulation was outdated, and the guttering system was no longer functioning effectively.
With poor weather conditions destined to return, the project had to be completed quickly to avoid further deterioration and costly repairs.
Our Approach
The Pinnacle team began by safely removing all old clay double Roman-style tiles, felt, and battens. With the roof stripped, we thoroughly inspected all joinery to ensure structural integrity. We then upgraded the property’s energy efficiency by re-insulating the loft space with 300 mm-thick loft roll insulation.
Next, we removed and replaced the full guttering system. This included preparing the spar feet for the installation of modern, durable fascia boards, soffits, and new gutters to ensure long-term performance and visual appeal.
For the roof build-up, we installed a high-quality, breathable felt membrane followed by treated timber laths, precisely fixed at a calculated gauge to support the new tiles. The roofing surface was finished in Olde English Red Marley double Roman tiles, providing classic aesthetic appeal and long-term durability.
Our in-house lead roofing specialist hand-welded a custom lead gutter back on site, ensuring a seamless and watertight finish.
Results
The project was completed smoothly and efficiently, with our team finishing the entire re-roof in just five consecutive days. The property now benefits from a fully modernised, energy-efficient roofing system that meets current industry standards, including compliance with BS-5534.
The homeowner was provided with a Building Control Certificate as proof of the quality and compliance of the work, along with a 10-year insurance-backed guarantee for long-term peace of mind. The transformation not only restored the property’s structural integrity but also enhanced its visual appeal and long-term value.
Client Outcome
The homeowner received not only a beautiful and robust new roof but also the peace of mind that comes from knowing the job was completed by accredited tradespeople, backed by certification and long-term warranty protection.
