Hazel Grove: Up and Over Re-Roof

One of the more recent jobs for the Pinnacle Roof and Build team was an up-and-over re-roofing project for a house in Hazel Grove.

This project posed both a challenge and a shining example of the level of craftsmanship our team are experts in providing. Our team is seeing plenty of this type of roof project, and our initial viewing of the property presented a problem common in older housing developments today.


Upon our inspection of the property, we noticed from the exterior that the roof contained a fair amount of broken tiles on the roof. In the stormy Manchester and Stockport area, it is not uncommon to see many tiles come loose with harsher weather months.

However, upon inspection of the loft interior, we discovered that the roof had no breathable membrane and no identifiable loft insulation. That meant that any heating provided by the boiler within the house was escaping through the roof, resulting in costly heating and electricity bills literally going through the roof.

With the winter weather beginning to make an appearance, this project needed to move fast.


With the weather already starting to take effect and safety a concern, our team set up a secure scaffolding system to be able to access the roof area safely. The old and fractured Rosemary Clay tiles were carefully removed from the roof, as their fragile state made the work more hazardous.

As a standard Pinnacle Roof and Build procedure, we fully insulated the loft space with loft roll insulation with a base layer of 100mm and a top layer of 200mm. Once fully insulated to this level, we installed fascia vents and felt support trays to the eaves as an entry point for our eave-to-ridge ventilation system.

After covering the roof space with a new, breathable felt, our team went on to fix treated and graded battens to a set gauge. For loading of new tiles onto the roof, we brought a BUMPA tile hoist to the site as a safer loading mechanism that was quick to erect and get to work. The tiles chosen were an old favourite in Marley modern interlocking tiles in an Olde English red.

All tiles were laid and fixed with a 50mm aluminium clout nail and capped on the gable with single dry verge end caps. The chimney lead flashings were all renewed and complemented by a new gutter back welded on-site by our trusted and qualified lead man. The roof was finished with Marley segmental ridges to match the tiles, adding a dry-fix system so that any further maintenance would be minimal.

Upon finishing the main roof, our team removed all scaffolding structures and set about re-roofing the rear lower-level lean-to roof. Using the same Marley tiles and components with the same process, our team also fitted two Velux windows to the lean-to roof for better natural light to access the room below.


The entire project completed within just seven days with one builder and two apprentices. Our client was very happy with the result, helping them save on their heating during this time of year and have a fresh exterior look to their home. It wasn’t the easiest of jobs, and Brad and his team were met with a lot of challenges – but despite this, the invoice at the end did not exceed the initial quote, and the works were still completed in time.
