Re-Roof, Poynton

Restoring an Original Facade

A recent job our skilled team at Pinnacle Roof and Build undertook was a re-roof project in the town of Poynton on the easternmost fringe of the Cheshire Plain. The Dickens Lane property required a careful amount of work during its re-roof to restore the original beauty of the building.

Upon our team’s consultation with the property owner, we discovered that some areas of the roof had various broken parts and some parts were missing, requiring a lot of careful planning on the project.

Investigation Findings

Our team thoroughly examined the state of the existing roof to establish the level of work required for the re-roof. The exisiting roofing showcased many broken and fragile tiles that needed disposal of – and absolutely no felt underlay beneath the tiles.

Although broken tiles may sound like a relatively small problem, they tend to lead to big problems when faced with rainwater and wind penetrating the roof structure, destined to cause more damage and leaks. With no added protection in the form of underlay, there would be no protective barrier from leaks, mould and water damage.

There was also very little insulation in the loft, resulting in all the heat escaping through the roof. During the colder seasons, this would result in the upper levels of the house becoming colder much quicker and retaining zero warmth – whilst heating bills would no doubt increase just trying to keep the property warm.

Despite these immediate problems, there was no structural damage to the roof despite the leaks, which was a relief for the property owner as they avoided costly repair work in that area.

As recreating and preserving the home’s original look was the key consideration for the property owner, we selected a Rosemary Clay Tile made from Etruria Marl Clay. It has a classic red look that these properties and the surrounding homes were designed with.

Our team worked on renewing all gutters and downpipes to better protect from water damage and prevent potential overflow, whilst the downpipes guide water away from the structure.

Our team also installed a dry ridge system seamlessly meshed with the property. Due to the dry fix system requiring no maintenance, it works out a cheaper, safer and less taxing way to help ventilate and combat condensation.

The entire job took only three weeks from consultation to completion and utilised two roofers and one apprentice from the Pinnacle Roof and Build team. The client was extremely pleased with the finished work, Pinnacle’s process, and the time it took to complete the job.

Working in a high pressure law firm means we often don’t have time to turn our attention to the things that need doing to the building we work in.

Since we occupied our Cheadle offices back in 2017, we have have always had and issue with the flat roof at the back. Any time we have tried to resolve it, we have either been met with unreliable workmen, or extortionate quotes.

Once Brad joined BNI – and after hearing about all the fantastic work he had done for fellow members – we decided to call him in to quote. After attending the offices and providing a very reasonable and detailed quotation, we instructed Pinnacle Roof and Build to replace the flat roof at the office.

Brad and his team always turned up on the days and times stipulated – and if there was ever a change in the schedule, Brad would always let me know in advance.

It wasn’t the easiest of jobs, and Brad and his team were met with a lot of challenges – but despite this, the invoice at the end did not exceed the initial quote, and the works were still completed in time.

All in all, Pinnacle Roof and Build provided a first class service. They went above and beyond to ensure customer satisfaction, and I would not hesitate to recommend them to family, friends, and business associates.
