Do Flat Roofs Need Routine Maintenance?

A flat roof ideally needs inspection at least twice a year. One is the autumn months when leaves, dirt and debris from the fall of summer can block your outlets and drains. The other time would be the spring, overlooking the roof to discover and rectify any damage due to the frequent shifts in weather between autumn and winter.

Of course, there have to be inspections following more instances, such as extreme weather, vandalism and any construction work on or adjacent to the roof. That includes situations with equipment installation such as air conditioning or solar panels, or if any fallen trees have struck the roof due to the UK northwest’s high February windfall.

Where flat roof refurbishment coverings have been specified by a manufacturer, there will often be a warranty in place with its terms requiring inspection and maintenance carried out at set intervals.

Routine Maintenance

Maintenance on a flat roof includes the removal of all accumulated leaves, dirt and debris as some mineral surface bitumen membranes can shed excess minerals for a while after installation, continuing to accumulate in gutters and around your outlets. This needs to be cleared away.

The rainwater outlets, downpipes and gutters need full clearing, as well as gratings over the outlets and gutters cleared from leaves and built-up mush. The replacement of any surface protection that has become dislodged or removed also needs to be included in any maintenance.

It is advised to cut back any overhanging branches so that leaf fall can be greatly reduced, and any mortar or mastic pointing on top of the upstands or counter flashings be renewed. Attention to the pointings, such as terminations, is important as it is a critical and exposed interface between your roof and the building.
