Rosemary tile re-roof, Cheadle conservation area

Occasionally, Manchester roofing company Pinnacle Rood and Build are called upon to re-roof certain homes that are within a conservation area, which is a job that takes a lot of special attention to remain in line with the existing and surrounding materials. This roof conservation project from 2022 was completed in Cheadle in the Swann lane conservation area.

The team took a lot of care in planning for this re-roofing job.


Addressing all concerns with the client and the officials in the area, we were informed that the tiles needed to remain in clay and red colour to match the surrounding area design and the original construction materials.

The job was set for 3 weeks of work using two staff roofers and an apprentice, with a clean-up operation provided by us so that no waste was left in the area.


Upon investigation of the condition of the existing roof, we noticed that the old roof had many broken tiles and no felt underlay, with very little in the way of insulation in the loft area which was resulting in all heat escaping through the roof.

Our team replaced the insulation in the lofty and fixed the felt underlay, bedding the ridges in sand and cement to abide by the conservation societies’ laws of the building. The hips were finished in clay also which was purpose-made by Arris hip tiles.

The lead valleys and box gutter was fully replaced along with all of the chimney’s lead work, installing completely new gutters and drainpipes in line with the original installations.


The job was a straight 3-week project that came in on time despite the high accuracy of the work involved. The customer and the conservation officials were very happy with the finished result, and have asked us to repeat the same process on a neighbouring house in the same area.

Working in a high pressure law firm means we often don’t have time to turn our attention to the things that need doing to the building we work in.

It wasn’t the easiest of jobs, and Brad and his team were met with a lot of challenges – but despite this, the invoice at the end did not exceed the initial quote, and the works were still completed in time.

All in all, Pinnacle Roof and Build provided a first class service. They went above and beyond to ensure customer satisfaction, and I would not hesitate to recommend them to family, friends, and business associates.
