The Pinnacle Roof and Build team continue their sterling reputation on a variety of roofing projects with a recent job in Chorlton that required a complete re-roof.
Upon evaluation of the job, several issues highlighted the scale of the task at hand. The existing roof needed a lot of attention as many aspects were in severely bad condition.
Overlook
The first problem identified was that the loft insulation was almost completely non-existent. This made for a problem in retaining heat and no doubt was resulting in extremely expensive heating bills. When a loft is correctly insulated it can pay for itself many times over a 40-year lifespan. With this area non-existent for the most part, this home was losing money hand over fist in trying to remain warm.
When looking further into the project, our team discovered there was absolutely no felt and the slate nails had corroded completely and were causing the slates to no longer be in a fixed state to the batten, which caused some to slide down.
Roof felt installed under roof tiles or slates protects the roof space from exposure to wind, rain, and snow. Without felting, this roof was exposed to tile failure where leaking and damage would have a huge effect on the property.
The chimneys on the property were existing in extremely bad condition, with the back chimney requiring a complete rebuild and the front chimney requiring a repoint and flaunch.
The Work
This project required the maximum amount of protective measures in safe working platforms. Our team assembled scaffolds around the working areas to protect them.
Whilst the roof slates were requiring removal, it was conducted carefully to keep them all in good condition. The team then set out insulating the loft, laying breathable felt, battening up in 2×1 quality treated and graded battens before refurbishing the chimneys.
After the existing slates had been laid, the missing slates were then replaced with quality reclaimed welsh slates. The lead in the rear valley was changed along with valley boards after they were discovered to be rotten after the lead had split causing leaks.
The Pinnacle Roof and Build team comprised 3 members working within a one-week turnaround to complete this re-roof.
